This is our first conversation, when I can get to know you, hear about your plans and understand your expectations.

We will discuss the type of property you are looking for, your preferred area of Sicily, your budget and how you intend to use the property: as a main residence, second home or investment.
If you have already found a property, you can tell me what stage you have reached in the buying process.
I will also explain how buying property in Italy works and at which stages I can assist you.

PROPERTY SEARCH IN SICILY
I do not limit my search to properties in my own portfolio.
Individual quotation
Once we have discussed your needs and expectations, I search for properties that match the agreed criteria, contacting owners and local estate agencies directly.
I make an initial shortlist and organise viewings of the selected properties. The scope of the service and my fee are agreed individually, depending on the search area, property type and extent of the assignment.
COMPREHENSIVE PROPERTY PURCHASE SUPPORT
A service for people who want a licensed real estate agent on their side to protect their interests throughout the entire purchasing process.
2% of the property value
Minimum fee: €3,000 + VAT, where applicable
Depending on the transaction, the service may include:
- Contacting the seller or the estate agency representing them.
- Reviewing the property’s status and available documentation.
- Coordinating technical and administrative checks.
- Working with surveyors, architects, lawyers, notaries, translators and tax advisers.
- Organising property viewings,
- Negotiating the price and terms of the transaction,
- Assistance in preparing an offer to purchase,
- Assistance in obtaining an Italian tax identification number (codice fiscale), required when buying property,
- Coordinating the stages leading up to signing the notarial deed,
- Coordinating preparation of the notarial deed and its translation into Polish by qualified professionals,
- Being present and providing support at completion of the transaction,
- Assistance with transferring utility accounts,
- Handing over the property and keys.
My goal is not to close a sale at any cost.
My goal is to guide you towards an informed purchase that is as safe as possible.
TECHNICAL AND DOCUMENT CHECKS FOR PROPERTY
A beautiful view from the terrace tells you nothing about a property’s planning and cadastral compliance, legal status or technical condition.

That is why, before a purchase, I can coordinate the necessary checks carried out by qualified Italian professionals.
Depending on the property, these checks may include reviewing cadastral, planning and building documentation, verifying that the property’s actual condition matches its official records, and other matters requiring assessment by a qualified technical professional.
The scope and cost of the checks are agreed individually, depending on the property type and the investigations required.
PROPERTY RENOVATION AND PREPARATION
Buying a property is often just the beginning.
Individual quotation based on the work required.
I can also organise and coordinate renovation work and prepare the property for occupation or rental.
The service may include defining requirements and the scope of work, liaising with building contractors and technical specialists, obtaining and comparing quotations, coordinating renovation stages and monitoring the agreed work.
Every renovation is different. That is why my fee is agreed individually after assessing the property and the scope of the project.
AFTER-PURCHASE SUPPORT
Signing the notarial deed does not have to mark the end of our collaboration.

Especially for owners who normally live outside Italy, managing all property-related matters remotely can be complicated.
I can help organise and manage matters after the purchase, such as transferring or activating utilities, liaising with the condominium administrator, technicians and contractors, arranging repairs and maintenance, and other tasks requiring someone on site.
The scope of assistance is agreed individually according to your needs.
PROPERTY MANAGEMENT
If you do not live permanently in Sicily, I can look after your property even after the purchase is complete.
Individual quotation
Together we define the management arrangements and scope, which may include periodic property inspections, communication with the condominium administrator, arranging repairs and maintenance, liaising with technicians and contractors, preparing the home before the owner arrives, and other agreed tasks.
For properties intended for rental, our collaboration can also cover rental management services.
My fee is agreed individually based on the type and location of the property and the responsibilities entrusted to me.
TRAVEL AND ADDITIONAL SERVICES
Services provided by external professionals
Individual quotation
Travel expenses related to inspections, meetings, property viewings or other activities undertaken at the client’s request are agreed individually.
Services provided by external professionals, including surveyors, architects, engineers, lawyers, notaries, sworn translators and tax advisers, are not included in my fee unless otherwise expressly agreed in an individual quotation.
Before we begin working together, the client receives clear information about the services included in my assignment and how they will be charged.
